As a product of the $80 billion of completed transactions, Carlton has one of the largest and most comprehensive buyer databases in the industry today. This database is continually updated to reflect the most aggressive loan and asset buyers in the secondary market. New investors are sourced through our relationships, advertising programs, bank clients and networking with existing contacts. For all asset types, Carlton has the ability to source the most competitive buyers. For example, although there are numerous hedge funds, niche finance firms and other buyers of non-performing commercial real estate loan assets, Carlton sources local real estate players, land developers still with liquidity and firms that specifically target specific asset types (e.g. limited-stay hotels or land development or strip shopping centers) better than anyone else in the industry. Those specific groups bridge the "bid-ask" gap better than any and are usually the only ones with sufficient exit strategies to effectuate a true top-of-the-market price.
